Notice of Application: Development Variance Permit - BC Housing

BC Housing, the owners of 805-809 – 11th Ave S (Old Nixon garage property) are proposing to construct a mixed use commercial and residential building.).  The property is zoned Mixed Use Commercial – C2 and the combined uses of “office” and “dwelling unit” are permitted uses in this zone. The built form of the proposed structure will be a three storey building with office space, shared communal space, and one dwelling unit on the first storey and dwelling units on the 2nd and 3rd storeys.

Variances to the Town of Golden Zoning Bylaw 1294, 2011 are being sought:

  • Section 8 – Table 8.2– Parking Requirements To allow for 11 vehicle parking stalls where 23 are required.
  • Schedule M (h) - Mixed Use Commercial – C2 – Other Regulations To allow for one (1) dwelling unit on the first storey where no dwelling units are permitted. 
  • Section 7.3(2) – Landscaping: To allow for 15% landscaping of the front yard area where 60% is required.

  1. By forwarding written submissions for Council consideration (to the attention of Alysha Saville, Corporate Officer) by: 
    1. Dropping it off at the Town Hall mail slot.
    2. By post (P.O. Box 350, Golden B.C. V0A 1H0). 
    3. By email to clerk@golden.ca (only emails sent to this email will form part of the Council Agenda). 

Any submissions must be received by 12 p.m. (noon) on Thursday, June 13, 2024.
