The owners of 1230 10th ST S are proposing to construct a Detached Secondary Residential Dwelling (DSRD). The property is zoned R2 - Twin Residential, and a DSRD is an accessory use in this zone. The built form of the DSRD is that of a two car garage on the first storey, with a one bedroom suite on the second storey. This is referred to as a “carriage house” and would replace the existing two car garage. Two variances to the Town of Golden Zoning Bylaw 1294, 2011 are being sought.
- Section 6.2.2(a) – Accessory Buildings and Structures:
To permit a ground floor area of 71.34 m2 / 59% for the DSRD where the lesser of 65 m² or 50% of the ground floor area of the principal building is required. - Section 6.2.2(b) – Accessory Buildings and Structures:
To permit the detached secondary residential dwelling to exceed the height of the principal building and allow for an overall height of 7.92 m. (~3.2m / 10 ft. higher than the principle building.)
