BC Housing, the owners of 805-809 – 11th Ave S, are proposing to construct a mixed use commercial and residential building. The property is zoned Mixed Use Commercial – C2 and the combined uses of “office” and “dwelling unit” are permitted uses in this zone. The built form of the proposed structure will be a four storey building with office space, shared communal space and two dwelling units on the first storey and dwelling units on the 2nd, 3rd and 4th storeys.
The following variances to the Town of Golden Zoning Bylaw 1294, 2011 are being sought:
- Section 7.3(2) – Landscaping:
- To allow for 15% landscaping of the front yard area where 60% is required.
- Section 8 – Table 8-1 / 8-2– Parking Requirements:
- To allow for 12 vehicle parking stalls where 28 are required, subject to the payment of cash-in-lieu for each stall in deficit.
- Schedule M g) Maximum Building Heights: The maximum building height for Principal Building is 12.0m.
- This variance is to permit a maximum building height of 13.6m.
- Schedule M (h) - Mixed Use Commercial – C2 – Other Regulations:
- To allow for two (2) dwelling units on the first storey where no dwelling units are permitted.
