Notice of Application: Development Variance Permit - The Works

The developer is proposing to construct a new industrial structure at 904 10 ST N that includes a dwelling units above the first storey each of the six industrial bays. Plans have been submitted for the structure as per the Town of Golden Zoning Bylaw 1294, 2011; however, in order to maximize the existing lot three variances are proposed:

  1. Schedule S Light Industrial – M2 zone’s section f) Minimum Yard Setbacks - Principal Building(s) and Accessory Buildings and Structures requires a Front Lot Line setback of 4.5 m: This variance allows for a reduction of the Front Lot Line setback to 3.0 m. 
  2. Section 8.7 (1) Parking Requirements: General Industrial Use requires 1 parking stall for every 50m2 of gross floor area. This variance allows for 1 parking stall for every 100 m2 of General Industrial Use gross floor area.
  3. Section 7.4 (1) Landscape Buffer: Development adjacent to a residential zone shall have a landscape buffer 3.0m in width (onsite). This variance allows for a reduction to 1.25 metres in width and it shall be permitted to be located in the boulevard.

  1. Dropping it off at the Town Hall mail slot.
  2. By post (P.O. Box 350, Golden B.C. V0A 1H0).

Any submissions must be received by 12 pm. (noon) on Thursday, January 28, 2021.

Speaking at a virtual Council Meeting:

Once Mayor Oszust has announced that the meeting is open for public comment on any of the agenda items discussed, please do the following:

  1. Click the “Raise Hand” icon in the webinar controls. This will notify staff that you have raised your hand and would like to speak.
  2. When it is your turn to speak, staff will unmute your microphone. Click accept to unmute your microphone. You will not be able to share your video.
  3. State your name, and provide your commentary or pose your question.
  4. You will have up to five minutes to speak.
  5. Once you are finished you will be muted again.

A reminder that the public are welcome to ask questions of council associated only with issues dealt with on the agenda, and that address policy or determinations made by council. Questions of an operational or administrative nature suited for staff may be referred to staff directly at the meeting or in the judgement of the Mayor, deferred for discussion between the questioner and staff at a separate time and place. The Mayor shall reserve the right to limit the number and type of questions and discussion.
